The construction methods, materials, and maintenance requirements of a Georgian townhouse or Victorian villa differ fundamentally from modern stock.
A standard Level 3 Building Survey will identify defects. A heritage survey goes further: it assesses those defects in the context of the building\'s age and original construction, flags where listed status affects repair options, and sets out a maintenance plan using period-appropriate materials and methods.

What sets a heritage survey apart
Period-appropriate diagnosis
Period buildings use construction methods (lime mortar, solid walls, timber-frame, lath-and-plaster) that need different assessment to modern stock. Modern damp-proofing advice, for example, is often actively harmful to a pre-1919 building.
Listed building consent
Almost any alteration to a listed building requires consent, including internal works. We identify where works you've already carried out or are planning will need consent, and flag compliance issues that could affect a future sale.
Reinstatement value
Listed buildings cost significantly more to rebuild after a loss. Standard reinstatement calculations undervalue these properties. We provide a heritage-adjusted figure your insurer will accept.

Heritage surveys are priced as a standard Level 3 Building Survey with a fixed £175 premium. The premium covers the additional time required for original fabric analysis, listed building research, heritage-specific reinstatement calculation, and period-appropriate maintenance planning.
