What's included

Party Wall Notices

Drafting and serving valid notices under the Party Wall etc. Act 1996, so you comply with the statutory process before work begins.

Schedule of Condition

A detailed photographic record of the adjoining property’s condition before construction starts, protecting both parties from future disputes.

Party Wall Award

The formal agreement setting out how the works will proceed, including access arrangements, working hours, and protective measures.

Building Owner representation

Acting on your behalf if you’re carrying out work such as loft conversions, extensions, excavations, or structural alterations affecting a shared wall.

Adjoining Owner representation

Protecting your interests when your neighbour’s proposed works could affect your property. Your neighbour covers the surveyor costs.

Dispute resolution

If agreement can’t be reached between surveyors, we facilitate resolution through the statutory Third Surveyor process.

Building a new wall at or astride the boundary
Cutting into a party wall (e.g. inserting a steel beam)
Removing a chimney breast on a party wall
Loft conversions affecting the party wall or structure
Rear or side extensions near the boundary
Excavating within 3 metres of a neighbouring foundation
Excavating within 6 metres where depth exceeds the neighbour’s foundation

How it works

The party wall process

Initial consultation

Send us your plans or tell us about the notice you’ve received. We’ll advise on which notices are required and what the process involves.

Serve Party Wall Notices

We draft and serve the correct statutory notices on all affected adjoining owners, ensuring compliance with the Act.

Schedule of Condition

We carry out a detailed photographic survey of the adjoining property, recording its condition before any work begins.

Party Wall Award

If the neighbour dissents, we prepare the Party Wall Award. This is the formal agreement covering how the works will proceed, protections in place, and dispute resolution.

05

Construction proceeds

With the Award in place, work can begin. We remain available for site visits, monitoring, and resolving any issues that arise during construction.
